WINTER SEASON DEPOSIT AND CANCELLATION
• 10% deposit due at the time of booking.• Final Payment is due 60 days prior to arrival.• All fees once paid are non-refundable.• We highly encourage purchasing Travel Insurance for an additional 10.8% (excluding residents of NY, NH or WA) to help ensure your protect your stay.
PAYMENTSPayments are automatically charged to the credit card on file on the due date. Should you wish to change credit cards you must contact our office 5 business days prior to the due date. Changes of credit card after a charge has been made incur a 10% change fee of the amount charged.
ID VERIFICATIONAs we are doing remote check ins with keyless entry, it is Alta Chalets policy to now require a copy of your ID and your rental agreement to be sent to us before we will be able to send you access codes and check in instructions. Please contact our office if you have additional questions on this policy. If the agreement or ID verification email is not received, the guest should contact the property management company at the number on the booking confirmation. Guests must be 25 years of age or older to check-in.
TRAVEL INSURANCE RECOMMENDATIONPLEASE NOTE – no refunds are given for late check in or early check outs for ANY REASON, including inability to reach your property due to weather or road closures. Stays that extend past the checkout date due to weather and or road closure will incur additional nights rental fees.. Little Cottonwood Canyon, where this property is located, receives a significant amount of snow fall and local roads can be closed to travel due to high avalanche danger.
Alta Chalets has partnered with RentalGuardian.com and InsureStays to help safeguard your booking deposit and other pre-paid non-refundable payments related to planned travel. We strongly encourage you to purchase optional travel insurance.Travel Insurance covers risks incidental to planned travel such as sickness, accidental injury, or death of you or a family member (or of a traveling companion), weather delays, natural disasters, unexpected changes in your employment, and many more specified reasons.
The coverage costs 10.8% of your total reservation invoice. The premium charged for travel insurance is generally non-refundable after 15 days of coverage purchase.
As a covered traveler, should you have a medical issue or experience trip delay or interruption due to unforeseen developments, you may initiate your claim by calling (833) 610-0736.

TAXES • All reservations are subject to state and local sales tax. Current tax rate is 13.92%. Taxes are subject to change.
ID VERIFICATIONPrior to receiving check-in instructions, you will be asked to provide a copy of your drivers license or other form of photo ID, per our HOA guidelines.
GOOD NEIGHBOR POLICY All occupants agree to comply with this good neighbor policy. • Treat this home with the same care as you would your own residence and leave it in the same condition as when you arrived, including not moving furniture. • Close and lock doors and windows when you are not present to prevent left and or damage to the property and or your personal belongings. • All occupants must conduct themselves in a manner that is respectful and not disruptive to neighbors, the community and traffic flow around or near property. • Audible noise outside of the property is prohibited between the hours of 10PM and 8 AM. • All occupants must comply with applicable parking restrictions and limitations. • Complaints from the neighbors, police and/or homeowners associations are grounds for eviction.
ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY • Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. • Occupancy is restricted to the maximum occupancy as set forth in this agreement. We do not allow guests to sleep on floors or sofas. • Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises in such a fashion that disturbs or offends the neighbors shall be deemed grounds for termination. • Quiet hours in all properties are observed from 10PM – 8AM. No loud music or outside conversation during these hours. Please be courteous to neighbors when using hot tubs and outside decks during quiet hours.• Alta Chalets rents to adults over the age of 25. We reserve the right to refuse service to anyone.• We reserve the right to cancel any reservation made under false pretense or exceeding themaximum number of guests per unit. Termination by Alta Chalets may occur, at the Owner’ssole discretion, in the event the Tenant or any member of his/her party violates any of the termsof this agreement. If the lease is terminated, Alta Chalets may enter the premises and removeTenant, the members of his party and their belongings, and there will be no refund of theunused portions.
VACATION RENTAL DAMAGE WAIVERAlta Chalets offers Accidental Rental Damage Protection for a charge of $89.00. Tenants may decline the purchase of this program by agreeing to pay a security deposit of $3000.00. Please notify Alta Chalets in writing if you elect to pay the security deposit in lieu of purchasing the damage protection program. This Damage Protection program covers up to $3000.00 in accidental damage to your rented unit that occurs during your covered occupancy. Alta Chalets is responsible for filing all program claims on behalf of tenants and the tenant may be notified in writing of any such claim. Tenant verification may be required in certain cases. Tenant will be responsible for the cost of repair of all damages that exceeds the coverage limit of the Accidental Rental Damage Program. The amount you pay for the Accidental Rental Damage Protection program includes any related insurance, technology-support, service, and claims adjudication costs, along with administrative fees charged by the Alta Chalets for making this coverage available. This program does not cover intentional damage, those damages resulting from the negligence of tenant, or damages from non-compliance with the terms of this agreement. Determination of actual damages will be at the sole discretion of Alta Chalets or program underwriter. Security deposits are refundable within 7 days from the departure date. Security deposits may be applied to actual damages caused by the tenant as permitted by law.
YOUR RESPONSIBILITIES AS PROTECTED GUEST
• Report any accidental damage to the Property Manager when they occur;• Verify damages when requested to do so by our staff;
• Notify the police in case of loss by theft;
• Take reasonable actions to protect damaged property from sustaining further damage.
TERMS OF COVERAGE
The Property Protection Program takes effect upon check-in or registration on the booked arrival date to a Covered Unit, together with receipt of payment of the Program Fee at or before check-in.
The Property Protection Program shall terminate upon normal check out time of the Covered Unit or the departure of the Rental-Guest, whichever occurs first.
IMPORTANT NOTICES: PROGRAM FEES ARE NON-REFUNDABLE. Payments for this program will not be accepted after the Rental-Guest has entered the Rented Unit for the beginning of their Stay. This is a general outline of the terms and conditions of The Property Protection Program. It does not include all of the terms, coverages, exclusions, limitations, and conditions of the program. CHECK IN /CHECK OUT• Check in after 4:00 PM on the arrival date.• Check out on the date of departure is by 10:00 AM.• Early check in or late check out may be available; additional charges may apply and you must contact our office in advance of your stay to discuss options surrounding the request. If you do not vacate by check-out time (or late check-out time as agreed by Alta Chalets), you authorize us to bill your credit card on file for a late departure fee of up to one night’s rental and we may remove all occupants and their personal property from the rental unit.
LOST KEYS• There is a $25 fee for any lost key that needs to be replaced. Keys must be left on the kitchencounter upon departure.
GROUP SIZE/MAXIMUM NUMBER OF PEOPLE IN UNIT/CHALET• Alta Chalet’s staff authorized your rental of this property based on the number of people in yourgroup. All properties strictly enforce the maximum occupancy per unit; exceeding this number isgrounds for possible eviction with no refund of monies paid. You are required to contact ouroffice should there be any change in the number of people in your group. The owners and staffof Alta Chalets are delighted to accommodate groups attending summer weddings in theAlta/Snowbird area. However, kindly be advised that all parties or gatherings at the Chalet mustbe cleared in advance by concierge.
4x4 VEHICLE AND PARKING• PLEASE NOTE - There is outside parking for one vehicle at Powder Ridge. No oversized vehicles,motor homes or trailers are permitted.• Should you rent a vehicle, Four Wheel Drive/All Wheel Drive is Strongly Recommended.• Utah State Law requires that all vehicles accessing Highway 210 (the road that accesses Alta andSnowbird) be equipped with Snow Tires or chains November 1 – May 1. In addition, the highwaycan also be restricted to 4WD/AWD during and after storms. The following link providesadditional information on laws governing thisroad. PETSPets are prohibited in Little Cottonwood Canyon. This law is strictly enforced at all times. No pets or animals of any kind are permitted in any property unless they are a bona fide service animal that we are required by law to allow. Emotional support animals are not permitted. You also agree that a prohibition on animals is not a guarantee than an animal has not been inside the rental unit or building or that the rental unit is free of animal or pet allergens. Violation of the No Pet-policy will result in a $1500.00 fine plus any damages.
NO SMOKING AND CARE OF PROPERTY • No smoking is allowed in or around (including porches, decks, or outdoor areas) the premises at any time. Should it be discovered that this policy was violated all smoke remediation and cleaning charges associated with removing odors from furniture and unit will be charged to the credit card on file. This is not covered by the Vacation Rental Damage Waiver. Violation of the No Smoking policy will result in a $1500.00 fine plus any damages.
HOUSEKEEPING• All properties are cleaned in preparation for your arrival. Alta Chalets provides all bed and bathlinens. In addition, we supply a starter supply of tissues, toilet paper, paper towels, bath soap,laundry soap, dishwasher detergent, washing machine detergent and garbage bags. We do notreplenish these supplies during your stay.• The property must be left in the same general condition as when you arrived. The refrigeratorand freezer must be emptied of all food and free of food spills. All clean dishes should be putaway and dirty dishes rinsed and placed in dishwasher. Garbage is to be removed to outsidedumpster or garbage bin.• Please leave all linen on beds and put dirty towels in the bathtub or shower.• Alta Chalet’s staff inspects and cleans the property shortly after your departure. Charges for anyexcessive cleaning or damage will be charged to the credit card on file.
HOT TUBS• All hot tubs are cleaned prior to guest arrival and are maintained on a daily basis. Alta Chalet’s staff will enter property daily to check the hot tub. Hot tub use is at your own risk. Guests are responsible for any damage to hot tub or hot tub cover. Alta Chalets is not liable for any damage or injury as a result of misuse of the hot tub. Alta Chalets charges for any draining and refilling of tub during a stay. Hot Tubs are not available during the summer months. In the event the hot tub at the rental property experiences mechanical issues, guests will be refunded $25 for a common area hot tub or $50 for a private hot tub, for each day it is not available for use. This refund does not apply to pool or hot tub closures due to COVID-19 or seasonality of hot tubs.
APPLIANCE MALFUNCTIONS• Service requests for the heater, televisions, appliances, hot tubs etc. will be responded to asquickly as possible. There are no rebates or refunds issued to Tenants for any reason as everygood faith effort is made to insure the property is maintained to the highest standards.
LOCKED AREAS• Certain areas within property may be locked such as owner’s personal storage areas and areexempt from this lease agreement and are off limits to the Tenant. Forced entry into these areasis cause for immediate termination and Tenant will be charged for damage and/or missingitems.
PROPERTY UNAVAILABILITY• In the event that Alta Chalets is unable to deliver said property to Tenant under this leaseagreement prior to occupancy because of fire, eminent domain or act of nature, or situationsbeyond our control, Tenant hereby agrees that Alta Chalets sole liability as a result of theseconditions is a full refund of all consideration previously tendered by Tenant.• Pursuant to the terms of this agreement, Tenant expressly acknowledges that in no event shallAlta Chalets be held liable for any consequential or secondary damages, including but notlimited to any expenses incurred as a result of said un-deliverability.
LIABILITY• All rental units are privately owned and are managed by Alta Chalets at contracted rental rates.Guests agree to hold Alta Chalets and individual owners free and clear of any damage or injuryto self or property resulting from accident, injury or loss due to rain, snow, flood, negligence,fire, theft or other reason.• This property is located in a mountain environment. Snow and icy conditions can pose a riskaround the property including areas underneath roofs. Every effort is made to remove snow andice and make the area around the property safe. Please always wear appropriate footwear. Donot allow anyone to play under the eaves of any structure or on or around snowbanks. Playinganywhere around the property is done at the sole risk and responsibility of renter or guests ofthe renter.
PRIVACY POLICY• Alta Chalets respects the privacy of every individual who uses our website. We only process anduse the data obtained through this site for the specific purposes you have authorized for yourtransaction, based on the rental agreement for your reservation. We do not sell customerinformation to third parties.
