WINTER SEASON DEPOSIT AND CANCELLATION
• 10% deposit due at the time of booking.• Final Payment is due 60 days prior to arrival.• All fees once paid are non-refundable.• We highly encourage purchasing Travel Insurance for an additional 10.8% (excluding residents of NY, NH or WA) to help ensure your protect your stay.
PAYMENTSPayments are automatically charged to the credit card on file on the due date. Should you wish to change credit cards you must contact our office 5 business days prior to the due date. Changes of credit card after a charge has been made incur a 10% change fee of the amount charged.
ID VERIFICATIONAs we are doing remote check ins with keyless entry, it is Alta Chalets policy to now require a copy of your ID and your rental agreement to be sent to us before we will be able to send you access codes and check in instructions. Please contact our office if you have additional questions on this policy. If the agreement or ID verification email is not received, the guest should contact the property management company at the number on the booking confirmation. Guests must be 25 years of age or older to check-in.
TRAVEL INSURANCE RECOMMENDATIONPLEASE NOTE – no refunds are given for late check in or early check outs for ANY REASON, including inability to reach your property due to weather or road closures. Stays that extend past the checkout date due to weather and or road closure will incur additional nights rental fees.. Little Cottonwood Canyon, where this property is located, receives a significant amount of snow fall and local roads can be closed to travel due to high avalanche danger.
Alta Chalets has partnered with RentalGuardian.com and InsureStays to help safeguard your booking deposit and other pre-paid non-refundable payments related to planned travel. We strongly encourage you to purchase optional travel insurance.Travel Insurance covers risks incidental to planned travel such as sickness, accidental injury, or death of you or a family member (or of a traveling companion), weather delays, natural disasters, unexpected changes in your employment, and many more specified reasons.
The coverage costs 10.8% of your total reservation invoice. The premium charged for travel insurance is generally non-refundable after 15 days of coverage purchase.
As a covered traveler, should you have a medical issue or experience trip delay or interruption due to unforeseen developments, you may initiate your claim by calling (833) 610-0736.

Cancellation
TAXES currently required by the Town of Alta and Salt Lake City for Lodging amount to 13.92% on the rental rate. Taxes are subject to change.
ID VERIFICATIONPrior to receiving check-in instructions, you will be asked to provide a copy of your drivers license or other form of photo ID, per our HOA guidelines.
GOOD NEIGHBOR POLICY All occupants agree to comply with this good neighbor policy. • Treat this home with the same care as you would your own residence and leave it in the same condition as when you arrived, including not moving furniture. • Close and lock doors and windows when you are not present to prevent left and or damage to the property and or your personal belongings. • All occupants must conduct themselves in a manner that is respectful and not disruptive to neighbors, the community and traffic flow around or near property. • Audible noise outside of the property is prohibited between the hours of 10PM and 8 AM. • All occupants must comply with applicable parking restrictions and limitations. • Complaints from the neighbors, police and/or homeowners associations are grounds for eviction.
ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY Violation is grounds for immediate termination. Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy restricted to the maximum occupancy as set forth in this agreement. Violation of any of these terms shall be grounds for termination of this agreement. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises in such a fashion that disturbs or offends the neighbors shall be deemed grounds for termination. We wish you to have an enjoyable vacation, but you must respect the rights of our neighbors.
VACATION RENTAL DAMAGE WAIVERAlta Chalets offers Accidental Rental Damage Protection for a charge of $89.00. Tenants may decline the purchase of this program by agreeing to pay a security deposit of $3000.00. Please notify Alta Chalets in writing if you elect to pay the security deposit in lieu of purchasing the damage protection program. This Damage Protection program covers up to $3000.00 in accidental damage to your rented unit that occurs during your covered occupancy. Alta Chalets is responsible for filing all program claims on behalf of tenants and the tenant may be notified in writing of any such claim. Tenant verification may be required in certain cases. Tenant will be responsible for the cost of repair of all damages that exceeds the coverage limit of the Accidental Rental Damage Program. The amount you pay for the Accidental Rental Damage Protection program includes any related insurance, technology-support, service, and claims adjudication costs, along with administrative fees charged by the Alta Chalets for making this coverage available. This program does not cover intentional damage, those damages resulting from the negligence of tenant, or damages from non-compliance with the terms of this agreement. Determination of actual damages will be at the sole discretion of Alta Chalets or program underwriter. Security deposits are refundable within 7 days from the departure date. Security deposits may be applied to actual damages caused by the tenant as permitted by law.
YOUR RESPONSIBILITIES AS PROTECTED GUEST
• Report any accidental damage to the Property Manager when they occur;• Verify damages when requested to do so by our staff;
• Notify the police in case of loss by theft;
• Take reasonable actions to protect damaged property from sustaining further damage.
TERMS OF COVERAGE
The Property Protection Program takes effect upon check-in or registration on the booked arrival date to a Covered Unit, together with receipt of payment of the Program Fee at or before check-in.
The Property Protection Program shall terminate upon normal check out time of the Covered Unit or the departure of the Rental-Guest, whichever occurs first.
IMPORTANT NOTICES: PROGRAM FEES ARE NON-REFUNDABLE. Payments for this program will not be accepted after the Rental-Guest has entered the Rented Unit for the beginning of their Stay. This is a general outline of the terms and conditions of The Property Protection Program. It does not include all of the terms, coverages, exclusions, limitations, and conditions of the program. CHECK IN /CHECK OUT • Check in after 4:00 PM on the arrival date.• Check out on the date of departure is by 10:00 AM.• Early check in or late check out may be available; additional charges may apply and you must contact our office in advance of your stay to discuss options surrounding the request. If you do not vacate by check-out time (or late check-out time as agreed by Alta Chalets), you authorize us to bill your credit card on file for a late departure fee of up to one night’s rental and we may remove all occupants and their personal property from the rental unit.
LOST KEYS There is a $25 fee for any lost key that needs to be replaced. Keys must be left on the kitchen counter upon departure.
GROUP SIZE/MAXIMUM NUMBER OF PEOPLE IN UNIT/CHALET Your invoice and the unit or chalet has been determined based on the number of people in your group. All of our properties strictly enforce the maximum occupancy per unit; exceeding this number is grounds for possible eviction with no refund of monies paid. You are required to contact our office should there be any change in the number of people in your group. The owners and staff of Alta Chalets are delighted to accommodate groups attending summer weddings in the Alta/Snowbird area. However, kindly be advised that all parties or gatherings at the Chalet must be cleared in advance by concierge.
4x4 VEHICLE AND PARKING Four Wheel Drive is Strongly Recommended. Many Alta Chalets properties cannot be accessed without 4WD/AWD Vehicles. Little Cottonwood Canyon Road can be restricted to 4WD/AWD frequently. Snow Tires or chains are required by law from November 1 through May 1. There is NO PARKING AVAILABLE onsite for the PhotoHaus properties. There is a parking for one (1) vehicle per unit at The View, Superior Point, Powder Ridge, The Cabin, The Travis House and The Manley Cabin and parking for two (2) vehicles per home at The Wildcat Chalet, and The Black Bear Chalet. There is parking for three (3) vehicles at the Chalet Day Johns and The Fort House. The garage at the Wildcat Chalet and the Fort House are not for guest use. Parking spaces at The View Condominiums are 8'x15' – vehicles must fit in parking space (no“Premium” or “Fullsize” SUVs rental vehicles please at The View). Oversize vehicles, RVs and trailers are not permitted at any Alta Chalets property.
PARKING ADDENDUM Parking for the Manley Cabin, Travis House, and The Cabin is in a common parking area with designated spots for each home. Homes are accessed via a snow packed path.
PETS are prohibited in Little Cottonwood Canyon. This law is strictly enforced at all times. No pets or animals of any kind are permitted in any property unless they are a bona fide service animal that we are required by law to allow. Emotional support animals are not permitted. You also agree that a prohibition on animals is not a guarantee than an animal has not been inside the rental unit or building or that the rental unit is free of animal or pet allergens. Violation of the No Pet-policy will result in a $1500.00 fine plus any damages.
MEAL/CHEF SERVICE If purchased, full meal service includes breakfast, dinner and après ski. Juices at breakfast and coffee/tea service is included, all other beverages and snacks are charged to client. Alta Chalets will stock house with requested items however the client is responsible for the costs of these items; these must be paid for prior to departure via cash of check. There is a base rate for chef/meal service that covers up to 8 people and a per-person charge for each person above eight. Other types of meal service may be available and will be indicated on contract. Meal service at the Wildcat Chalet is optional at certain times and must be arranged at time of booking. One hour of daily maid service per day is provided when full meal service is purchased.
NO SMOKINGNo smoking is allowed in or around (including porches, decks, or outdoor areas) the premises at any time. Should it be discovered that this policy was violated all smoke remediation and cleaning charges associated with removing odors from furniture and unit will be charged to the credit card on file. This is not covered by the Vacation Rental Damage Waiver. Violation of the No Smoking policy will result in a $1500.00 fine plus any damages.
CARE OF PROPERTY: Tenant acknowledges that unless Alta Chalets is notified on day of check-in of any damage or cleaning concerns, then thereafter, any damages to the property or concerns during the occupancy will be the Tenant responsibility and must be reported to Alta Chalets and paid for prior to departure.
HOT TUBS:All hot tubs are cleaned prior to guest arrival and are maintained on a daily basis. Alta Chalet’s staff will enter property daily to check the hot tub. Hot tub use is at your own risk. Guests are responsible for any damage to hot tub or hot tub cover. Alta Chalets is not liable for any damage or injury as a result of misuse of the hot tub. Alta Chalets charges for any draining and refilling of tub during a stay. Hot Tubs are not available during the summer months. In the event the hot tub at the rental property experiences mechanical issues, guests will be refunded $25 for a common area hot tub or $50 for a private hot tub, for each day it is not available for use. This refund does not apply to pool or hot tub closures due to COVID-19 or seasonality of hot tubs.
OUTCLEANING CHARGES Departure cleaning is included on all reservations. Tenants are required to leave the unit reasonably clean and tidy at departure with clean dishes put away and dirty dishes in the dishwasher. Any extraordinary cleaning or laundry resulting from a guest visit will be charged to the credit card authorized at a rate of $40.00 per hour plus tax. Tenant agrees to keep the premises in a clean and sanitary condition, to exercise care regarding all furnishings and to make no improvements or alterations.
CARETAKERS Many properties have resident caretakers/managers. Alta receives over 500 inches of snow per year, and due to this unique environment, caretakers are an integral part of the town of Alta. The jobs of the caretakers are as follows: Shovel snow to allow for access in and out of the house; home maintenance, work with snow removal to insure that driveways are plowed; act as a liaison with Town of Alta when there are road restrictions. In addition, our caretakers have a number of other responsibilities: guest check in and out, home orientation including how to use hot tubs, WIFI, satellite TV etc. They are also available if you have any local area questions. The caretakers have a separate residence in the property which has its own kitchen and bathroom and are very respectful of your privacy.
APPLIANCE MALFUNCTIONS Service requests for the heater, televisions, appliances, etc.will be responded to as quickly as possible. There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property is maintained to the highest standards.
LOCKED AREAS for which Tenant is not provided a key, such as owner's personal storage areas, are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.
IN THE EVENT that Alta Chalets is unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain or act of nature, or situations beyond our control, Tenant hereby agrees that Alta Chalets sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant. Pursuant to the terms of this agreement, Tenant expressly acknowledges that in no event shall Alta Chalets be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of said un-deliverability.
LIABILITY All rental units are privately owned and are managed by Alta Chalets at contracted rental rates. Guests agree to hold Alta Chalets and individual owners free and clear of any damage or injury to self or property resulting from accident, injury or loss due to rain, snow, flood, negligence, fire, theft or other reason.
PRIVACY POLICY Alta Chalets respects the privacy of every individual who uses our website. We only process and use the data obtained through this site for the specific purposes you've authorized for your transaction, based on the rental agreement for your reservation. We do not sell customer information to third parties.
